Chris Black is likely be interviewed on BBC Essex at about 7:30 Tuesday morning, about the proposed housing “North of London Road” in Rawreth.

As some of us find speaking live on the radio a bit of an ordeal, don’t expect anything wonderful!

  • Chris – not trying to teach you how to suck eggs but………..
    Seems to me if you can make one point very well , rather than multiple points
    superficially , that is the way to go – and the main issue is that the PLAN does’nt
    cater for any meaningful improvements to an already overloaded area:-

    ROADS – ECC Highways have no plans for either Rawreth Lane or London Rd.
    NEW SCHOOL – already cancelled by RDC ( via Trinity Ward Tory leaflet ).
    NEW RTSSC – already cancelled by Cllr Cutmore ( via the Evening Echo ).
    NO news on the Youth & Community Facility that was part of the Plan.

  • What people are concerned about is –
    1. Loss of Greenbelt ( why not use Bullwood Hall brownfield site? ).
    2. No proportional infrastructure plans ( Developer does his own profitable thing ).
    3. Plan details already being sacrificed ( new School / new RTSSC ).
    4. Rawreth Lane overwhelmed by Rawreth / Hullbridge / Runwell developments.

  • Bruce, the last I heard was that on the basis of the latest expected child numbers in Rayleigh, The County Council now believe that expanding St Nicholas School is sufficient, a new primary school isn’t needed.

  • Chris @ 5 – would’nt that have been obvious before they pitched a New School at the Planning Inspector ? – in fact it still appeared on their Rayleigh Mill “display” after the
    Inspectors approval. So who decided we don’t need it – was discussed or voted on in Council Chamber was it ?.

  • Chris @6 – Well done this morning , thought the ” Rawreth ” pitch ( rather than Rayleigh ) was a very effective argument.
    Mind you the bloke running the programme was a let down , obviously trying to trivialise it ( sensationalism ) with constant GREEN BELT / TRAVELLERS references,
    I did phone in but Infrastructure clearly was’nt sexy enough.

    The building of these developments allows RDC to claim a “New Homes Bonus” with be over £1000,000 over the next two years, with simalar projections for future years.

    In granting these bonuses the government expects the council to “consult” the community, (this isnt complusory however) so guess what the Tories are using these funds to balance the budget

    Some months ago I had a conversation with my ward councillor Soimon Smith where I aske d why the 100 homes in the Eon site coukd count as part of the districts obligation, he said they were considered “windfall” Ithink that means he was discounting them and removing them from the calculations as they didnt qualify for the “new homes bonus”

    Seeems thay are playing fast and loose with our town and our environment insread of reinvesting into specific amenity projects

  • Thanks Chris but in my view very short sighted. Not sure how many more St Nicholas School or Riverside can take. Strange when the leading group at County Hall is allegedly the party of choice but gives parents little choice of schools.

  • Jim @ 7 – no it wasn’t discussed in Council.

    Bruce @10 – it’s an interesting question. A new school wouldn’t be required just by the housing ‘North of London Road. It’s something to watch very carefully.

    Richard @ 9 – We pressed at the time for the Eon site to be included in the North Of London Road Allocation. Answer we got was that it wasn’t included at the appropriate time. Hmmmm…

  • Richard @ 9 – yep, I’m under no illusions either, there is a letter in the Echo which sums up the clever manipulation of the “system” by local Councils , I sincerely hope Linda Kendall gets the verdict tomorrow – a bloody nose for RDC.

  • Chris the Tory line on the EON site seems to differ, Simon Smith said to me the only reason it couldnt be included was it was considered windfall not that it was too late

  • Richard, @13, well it is treated as windfall because it was late…
    One criticism I have made of RDC is that they allocated land for too many years ahead. If they hadn’t already allocated land for the 2020s we could have used the Eon land for this, and deemed the original planning application as premature. Thats what happened with the Reads Nursery site by Downhall Park Way, it was developed into Kelso Close and Salisbury Close , but not immediately – it was phased in later.
